Oracle Roslyn Aged Care Apartments – Dunedin
Value: $20 M | Contractor: ABL | Scope: Passive Fire design & build
Known as Oracle at Highgate, this luxury retirement complex in Roslyn Village required bespoke fire system design that aligned with its high-end finishes and aged care code requirements.
Highlights:
Coordination with high-spec interiors and aged-care accessibility needs.
Oaks Shores Redevelopment – Queenstown
Value: $106 M | Client: Body Corporate | Contractor: Brosnans | Scope: Design & Build Passive Fire, Promat board encasement, intumescent coatings
One of NZ’s largest leaky building claims, Oaks Shores was completely redeveloped after significant weather-tightness issues. Contego integrated advanced fire protection into the rebuild.
Highlights:
Multi-building integration of fire upgrades under tight heritage and remediation constraints.
Oaks Club Redevelopment – Queenstown
Value: $56 M | Client: Body Corporate | Contractor: Brosnans | Scope: Passive Fire design & build
Sister site to Oaks Shores, this redevelopment corrected legacy issues while improving safety and long-term durability.
Highlights: Seamless continuation of fire remediation approach used on the adjacent site.
University of Otago Te Rangihiroa – Student Accommodation
Value: $80 M | Client: University of Otago | Contractor: Southbase | Scope: Passive Fire Protection, Intumescent coatings
A high-end student housing development built under COVID-era supply and labour constraints. Contego’s fire protection systems were delivered to tight deadlines.

Performance coatings and fire stopping in modular student blocks.
SOHO Apartments – New Plymouth
Value: $30 M | Client: Chris Bell Construction | Scope: Design & Build Passive Fire Protection
Parallel Laminated Mass Timber social housing apartments in central New Plymouth. Contego collaborated closely with the builder to provide tailored fire solutions.
Highlights: Fire compliance in social housing delivered in engineered timber structures.
Montrose House
Contego has been contracted to provide Passive fire protection systems throughout the build of Montrose House, a brand new 3 story building. This includes top of fire wall junctions and timber purlin penetrations.
Effective communication with site team and sub trades is crucial to ensure compliant details. Providing advice and direction to building and services trades to ensue excellent Passive Systems throughout the build
Marina Terraces
Marina Terraces is a Luxury Lakeside apartment complex in Wanaka boasting 10 individual buildings containing 54 apartments and a Pool Complex. Contego are providing Passive Fire Protection detail solutions and installation to close out the top of service risers where the structure has caused difficulties. We have been able to improve efficiencies by splitting the teams throughout differing buildings and focusing on repeat detailing. We have met all deadlines and have maintained a high quality of workmanship throughout the build.
Toru Apartments
Contego have been engaged by Naylor Love for the Passive fire protection for the Toru Apartments development located in Frankton, Queenstown.
This development involves the construction of three 6+ storey apartment buildings with mixed ownership models. Based on a Chalet model these apartments & a unique structure. Designed with a rocking cradle design there are many design scenarios that are new to NZ & Queenstown.
There will be over 210 rooms across the three buildings when completed.
Housing NZ – Maitland St
We have worked with the Project Managers, Architects, Services Engineers & Fire Engineers to ensure full compliance of all Passive Fire Protection items.
This has involved working drawings, various design stage reviews, budgets & building consent specification document.
A key highlight of the design phase for this project was that Contego were able to provide a Budget from preliminary drawings which ended up being within 1.5% of the final trade price.
